Grade II Listed Refurbishment

This project took place on a busy main road in central St Albans and involved the refurbishment of a Grade II listed commercial property with residential apartments above. Work was carefully planned to maintain safe public access to the ground-floor retail shop throughout the project.

The works included installing full temporary weather protection and scaffolding, stripping out basement partitions, wall linings, and ceilings, and carrying out a soft strip of the residential areas on the first and second floors. A new rear lean-to extension was constructed to provide separate access to the upper floors.

Fire compartmentation was installed to separate the retail unit and first-floor flat, including new ceiling linings, partitions, and separation of the historic staircase. The first floor was fully fitted out with a new bathroom, kitchen, lighting, power, plumbing, and decoration, while the basement was refurbished with a new staff WC and kitchen. Structural support was added over the existing shopfront, along with minor alterations at the rear of the building.

The external fabric of the building was comprehensively repaired and renewed, including windows, doors, brickwork, tiles, roof linings, fascias, and rainwater goods.

Due to the location on a busy town-centre road, strict health and safety controls were implemented to manage works over the public pavement.
