Beneath the site’s topsoil lay 22 meters of clay, rendering the originally planned strip foundations unsuitable. As a result, groundwork required the installation of 274 piles to support the homes, as well as the surrounding retaining and perimeter walls.
Significant landscaping was also essential to create the new access road and individual plots. The steep gradient, combined with stormwater runoff from neighboring properties and the challenging clay soil, made this a complex and demanding process—requiring the removal of material by 675 muck-away lorries in total.
