Transformation of 71 existing student bedrooms, with associated communal areas to provide high-quality student accommodation.

Works began with a full strip‑out of the existing building, removing finishes, ceilings, and fittings as required. Loft insulation was replaced and minor structural repairs completed. All windows were upgraded to new PPC aluminium powder‑coated units to improve thermal performance and durability.

Internally, a new glazed partition system was installed in the student living areas, along with new acoustic and fire‑rated doors throughout. New floor, wall, and ceiling finishes were applied, and new furniture, fixtures, equipment, and sanitaryware were installed.

Mechanical and electrical upgrades included a new MVHR system and complete electrical replacement. We introduced a decentralised MVHR strategy, reducing roof works, avoiding planning approval, and improving maintenance. Additional works included external repairs, airtightness testing, and new smoke and heat detectors.
